Maritime Living with an Urban Character
With Fischerhof and Lotsenhof, two independent building ensembles have been created that translate the character of the Mainz Zollhafen into a maritime architectural language while offering urban living quality. The architecture does not use the waterfront merely as a backdrop but integrates it into the spatial concept. Circling canals and walkways make living by the water physically tangible and shape the identity of the neighbourhood.

The project forms part of the transformation of the former customs harbour into an urban district. The challenge was to create a clear urban structure that fits into the context while establishing distinct addresses. The solution: perimeter block development with permeable courtyards that define the outer edges while linking internally with the surroundings.
Fischerhof and Lotsenhof draw on the materiality of the site yet interpret it individually: While Lotsenhof presents a lively appearance with light beige tones and accentuated balcony balustrades, Fischerhof features red‑toned façades inspired by Mainz sandstone. The articulation of the townhouses is deliberately emphasised through changes in materials and structural rhythm. The alternation between brick and precast concrete elements visually connects the two façades.
The encircling eight‑metre‑wide canals are not merely a design motif but significantly shape the residential quality. Walkways and private outdoor areas create a direct and tangible relationship with the water. At the centre of the perimeter block structure lie generously landscaped courtyards. These serve as communal outdoor spaces and offer a quiet, contained counterpoint to the openness of the waterfront location.
